waterfront remodel

This existing waterfront residence was completely remodeled from top to bottom. Demolition included all structure above the second floor platform and the existing entry.

 

New construction included second floor walls, entry foyer, porch, reconfigured interior stair and roof framing. Existing 2x4 walls were re-insulated with closed-cell spray foam, increasing their R-value from R-11 to R-21. A new energy-efficient heat pump system replaced existing electric baseboard heating. The new 50-year composition roof was insulated to R-49. All existing windows were replaced with new energy efficient Pella double-pane units.

 

A new second floor plenum was built on top of the existing 2x6 wood decking, allowing for new electrical and plumbing runs while maintaining the look of the post-and-beam interior in the great room and the overall cottage feel.

Inside, a new, three-level interior stair winds around the spacious foyer space, offering views back to the great room and through upper story windows. Each bedroom was given its own bathroom to maximize flexibility and future needs. Interior finishes include cherry hardwood flooring, river rock fireplace hearth, built-in bookcases, soapstone kitchen counter and subway tile back-splashes.

In the yard, a new blue-stone walk leads from the garage to a generous entry porch and front door. The existing cedar deck was replaced with 5/4 x 6 ipe boards which will be left to patina to a silvery gray. Existing deck stairs were rebuilt and enlarged and a new wood railing was installed to replace the existing. Landscaping included new perennial borders in the front yard and restoration of the existing wetland in the backyard, to improve drainage and plant health.
