This new residence was designed for a family of six on a budget looking for a modern home with enhanced energy efficiency. Cost parameters limited the square footage to 2,500 square feet and three bedrooms. The owners wanted a home that would work now for their family, as well as in the near future, when they become empty-nesters.

 

Inside the residence, a top-lit, open-riser steel stair with timber treads becomes the major organizing element, connecting three floor levels. On the ground floor, a south-facing great room with three large skylights and three folding patio doors brings abundant daylight into the main gathering space. A spacious Office/Guest Room with adjacent bathroom allows flexibility in current and future use.

On the middle level, a generous Master Bedroom suite located over the garage provides privacy and respite for two busy parents. On the top level, the four children (2 boys and 2 girls) share two bedrooms, each with stunning views of either the adjacent woods or Manzanita Bay.

 

On the exterior, materials were selected for sustainability and long-term wear. Nichiha fiber-cement lap siding provides a maintenance-free, fireproof exterior. A standing seam metal roof was chosen for its long life and to provide a foundation for future photo-voltaic panels. Stone veneer was added judiciously to provide color, texture and durability to the façade.

 

Energy efficient features include high-density batt insulation, enhanced air sealing, double-pane Pella casement windows, Energy Star electric heat pump and appliances and LED lighting.
